New Development Near Willow Lawn Shopping Center
An apartment complex near the Willow Lawn Shopping Center is set for a major redesign. The two-story addition will be built on the property at 4911 Augusta Avenue, at the junction with Staples Mill Road, where a one-story office building constructed in 1962 currently stands.
The proposed redevelopment includes an eight-story building with expanded residential units. Aurelie Capital, a New York-based developer, revised its initial plans, increasing the number of apartments from 160 to 188, citing market conditions, according to Henrico County planning documents.
The original site plan designated the ground floor for amenities and a 1,100-square-foot retail space, but the revised plan will relocate the amenity area to an upper floor and convert the ground floor into additional residential units while keeping the retail space intact.

Reduced Parking Requirements:
Parking was decreased from over one space per unit to one space per unit, with both the developer and Henrico County citing proximity to the GRTC Pulse line as a reason for reducing parking needs.
Setback Adjustments:
A rear setback connected to a two-story office building was reduced from 10 feet to 1 foot to accommodate the new structure.
Approval by the Henrico Board of Supervisors:
Henrico’s Board of Supervisors unanimously approved the revised site plan and conditional use permit.
